Message from BC Assessment January 03, 2023
The 2023 Assessment Roll will be officially announced on the morning of Tuesday, January 3. Our announcement will include five regional news releases with lists of typical home assessment changes for each municipality. We will also be updating our website Assessment Search service and the Property Information and Trends pages of our website for 2023.
Here are some of the key messages of our announcement:
It is important to emphasize that 2023 assessments are based on July 1, 2022 market values, meaning that when similar properties were sold up to and around July 1, those market value sales are used to calculate a property’s assessment value. Since July 1, BC Assessment is aware that the real estate market has changed as interest rates continue to rise and overall sales volume has declined. As a result, 2023 property assessments will likely be higher than what the current market value might be, but that will be the same for everyone.
BC Assessment’s job is to make sure assessments are fair and accurate compared to your neighbours as of July 1. It is important to know that increases in property assessments do not automatically translate into a corresponding increase in property taxes. As noted on your assessment notice, how your assessment changes relative to the average change in your community is what may affect your property taxes. The deadline to file an appeal of an assessment is January 31, 2023.

The Township of Spallumcheen
Based on the 2023 BC Assessment property assessments which were posted in January 2023, within Spallumcheen for a single family residential property:
The revised assessments that the municipality uses to calculate taxes are posted by BC Assessment in April and the value of your 2023 assessment may change with this revision. Change can result when you appeal your assessment or when new information about a property becomes available to BC Assessment. How and where to pay your Property Taxes:
Property Taxes Paid by Mortgage Company
If your Property Taxes are paid through your mortgage company you are still required to claim the Home Owner Grant yourself. This can be done by the same methods listed above, through the Provincial website. Payments and Grants must be received by the due date to avoid the 10% penalty.
Home Owner Grant
If you are eligible, claiming your Home Owner Grant is an important part in the process of paying your Property Taxes. The Home Owner Grant must be claimed on the Provincial Government website before the due date (July 4th) . Neglecting to claim your Grant by the due date will result in a 10% penalty, as it is considered unpaid taxes. If your mortgage company remits your tax payment on your behalf, ensure that you claim the Grant as your mortgagor cannot do this for you. Claim your Home Owner Grant at Home Owner Grant Link.
Home Owner Grant Thresholds
The grant threshold for 2022 is $1,975,000. You may be able to claim the full regular grant amount if your property has an assessed or partitioned value of $1,975,000 or less.
If you meet all requirements but your property's assess or partitioned value is over $1,975,000, you may qualify for a grant at a reduced amount.
The grant is reduced by $5 for $1,000 of assessed value over $1,975,000. This means properties assessed up to $2,129,000 can receive a partial regular grant. Properties assess higher than $2,184,000 are not eligible for a home owner grant. These grant amounts apply in northern and rural areas only.
Pre-authorized Payment Plan for Property Tax
Would you like to set money aside for your next year's Property Taxes? The Property Tax Pre-authorized Prepayment Plan could be for you! This program offers a convenient method of paying your taxes in advance. The plan begins in August of the current year and continues through to May of the following year. When you join the prepayment plan, your monthly installment will be automatically deducted from your bank account. Simple interest will be paid by the Township on your prepayments. Application forms are available online or at the Municipal Hall.
If you are currently enrolled in the pre-payment plan, your Tax Notice will show the balance that is outstanding on your Property Tax account. Please note that even if you have overpaid your Property Taxes, you still must claim your Home Owner Grant on or before July 4th, 2022. The pre-authorized payment plan does not automatically renew - you must complete a new application annually.

Tax Certificates
To order a Tax Certificate, please email your request to mail@spallumcheentwp.bc.ca or fax to 250-546-8878. The fee for this service is $20.00 and our Finance Department will invoice you. Please call the Township Municipal Hall at 250-546-3013 for further information.

2022 Completed Assessment Roll has been distributed. If you wish to appeal your assessed value you must file with
BC Assessment before January 31, 2022.
